Design Brief
· Create a Hamptons inspired luxury home overlooking the Hastings River
· The home needs to cater for large social gatherings
· Encapsulate the vast water views and capture the winter sun
· Maintain everyday privacy for the owners
· Utilise natural light in living areas
· External, safe play areas for children that can be secure from the street
· Access from the street to the water for boat and water sport vehicles
· Style, storage and size were imperative within this design
· To utilise the entire site as much as possible
· To include different building products inside and out
Design Solution
· The second storey complements this Hampton’s-inspired home and allows the occupants to capitalise on the vast water views from as many vantage points as possible, both on the lower and upper floors
· The coastal colours, muted blues and soft toned timbers, touches of texture and a focus on solid architectural features, portrays a kind of moneyed nonchalance
· A large, open plan kitchen with all the mod con’s leads to the north facing alfresco area, encompassing the panoramic view of the Hastings River and takes advantage of the elements in the cooler months
· Extensive glazing provides natural light throughout the home allowing maximum natural light to filter throughout the home, in all the right places
· The climate controlled alfresco area is positioned adjacent to the feature glass pebble pool which is enhanced by formal landscaping and screening for privacy
· Five large size bedrooms with water views – this is every family's dream home
· Decorative ceilings and crafted wall panelling add that touch of luxury

· Travertine tiles and timber flooring are a match made in heaven along with the addition of Caesarstone benches and quality shaker style cabinetry – which all meet the brief of utilising different products within the home
· The luxury style laundry caters for all weather conditions with ample hanging rails for those rainy days
· The large kids tv room also caters for an office/study housing a custom-built double desk and wall cabinetry for storage
· A bigger than normal garage with drive through access adds the opportunity not only for additional storage but also access from the street to the boat ramp, jetty and water sports
· The PVC Picket fencing forms the perfect border for this home. Low maintenance and longevity ensure the manicured façade retains its Hampton's appearance
· The home is secured by its electronic custom-made gates and with intercom and security cameras covering the whole property and a private, secure front courtyard, the design ensures safe activities for the children
· This home strategically utilises the full potential of the block without sacrificing valuable outdoor space and is the perfect expression of breezy, casual seaside living
