The owners, a professional couple in the building industry, were undertaking a development with the intent to subdivide a large property in a sought-after location on Auckland’s North Shore.

They wanted to build two high-end spec homes on two of the three sites with the third to be occupied by the original landowner with a newly built home for them to enjoy.

The market they would be pitching to would be professional empty nesters or a family with older children who want a home close to the city but still close to the beach and that's easy to lock up and leave.

This is one of the upmarket homes that was sold.


The brief

  • Visual impact to entice in buyers and intrigue them into wanting to explore the home
  • Must be architecturally designed
  • Show-stopping kitchen
  • Generous stud height
  • Make the most of the site space with a large four bedroom home
  • Open-plan living areas
  • Low maintenance outdoor areas
  • Obtain privacy with strategically placed windows / living areas, so the homes are not looking in on each other
  • High end finishes and a sophisticated feel
  • Functional design
  • Have continuity with the other homes on the site (three in total)
  • Include a lift for easy access to the second storey

Design development,  functionality & aesthetics

With the brief and physical requirements in mind the following elements were nominated.

  • High end finishes like veneer & porcelain for the kitchen; New Zealand wool textured carpet; Forte Flooring pre-engineered timber flooring; large format 'slab' tiles for bathroom walls and floors; top end integrated kitchen appliances.
  • Feature LED strip & pendant lighting to various areas to highlight particular accents and create ambience.
  • Centrally ducted air con system and cosy gas fire providing healthy and comfortable living all year round.
  • A Magic Carpet lift from lower to upper levels.
  • Open-plan entry, living, dining, kitchen area to lower floor – but including a separate lounge / media room for cosy nights.
  • Bespoke built in cabinetry to living area around the fireplace – cabinetry equipped with extra storage.

Design aesthetics

  • Contrasting colours outside were adopted with use of dark cedar cladding and whitish textured brick claddings.
  • The interiors had a soft, monochromatic feel with the use of natural timber tones and organic patterns, natural wool carpet and light timber flooring with crisp white walls.
  • Clean simple lines both inside and out.
  • Integration and seamless features – including the cedar flush-fit garage door and integrated appliances on the interior.

The result was very well received by the market and potential buyers, all of whom loved the space created. 

The house was sold to a professional couple who are now living there and loving their new home.
