Sites come in all shapes and sizes – a pretty rectangle isn't always the option. Here's how one house designer brought things together, with sweeping river views from most rooms the reward
The brief to house designer James Collins for this home included several requests, large and small. These were for a minimalistic, modern family home with five bedrooms that utilised the full potential of a very restrictive site.
The home had to take full advantage of water views at the rear from as many rooms as possible, including from an alfresco area suitable for large gatherings. Plus each bedroom was to have its own facilities and there was to be a butler’s pantry and a mudroom.
“Responding to the site’s extremely narrow frontage of 8.7m widening to 17m, we designed a three-storey rectilinear clean-lined home with simple white rendered walls and extensive glazing – a picture of monochromatic, minimalist design.”
On entering the home, the oversized entry steps leading to the large black timber door spills onto the herringbone laid Oak Parquetry timber floor that anchors the living space.
Enhanced by high ceilings and picture windows, views of the Hastings river are enjoyed from almost every room on the eastern side of the home as well as the north-facing living space. Glass pool balustrading provides an uninterrupted view of the water from kitchen, alfresco and formal living.

Upstairs, the five large sunny bedrooms, each with ensuite, are also on the eastern side of the home and take in the same views.
The south-facing undercover alfresco dining area is predominately glazed allowing the dramatic water views to be enjoyed from all vantage points on the living level. The alfresco space features bi-fold doors on external and internal walls, allowing the space to be warmed by the central fire place on cool summer nights, as well as in winter.
“This house really is about enjoying life, says Collins. “Relax in the covered alfresco space with BBQ facilities and bar fridge, adjacent to the saltwater plunge pool while taking in the view of the Hastings River. Manicured landscaping at the water’s edge provides plenty of space for outdoor activities for both children and adults.
The western side of the property encompasses all utilities such as laundry/mud room, butler’s pantry, kitchen, access hallways, linen room and stairwell areas.
