Renovate or detonate' is a term most often associated with properties where added value, in a financial sense, can be made either way. The decision will depend on who buys the property.

Sometimes however, the decision ends up being made for us, says Richard Furze, principal of Richard Furze Design.

"Initially I was approached by the owner of this property with a view to renovating the existing, 20-year-old house. Unfortunately, an assessment showed that there was some serious structural deterioration and the project became a new build.

"On a positive note, the build enabled us to maximise the 433m² site to create a spacious, four-bedroom home, with an easy indoor-outdoor flow and energy efficiency built in."

Much of the original landscaping was retained, as was the majority of the foundation. Decking to the side of the structure was raised to sit flush with the interior floor, creating a more comfortable space, which can be opened up for group entertaining.

Externally, the house reads as a series of volumes with a strong linear design that is moderated by the mix of cladding materials and decking, as well as the soft landscaping.

Inside, built-in technologies have been utilised to create a sleek, clean-lined aesthetic, which emphasises the overall space. A mix of infrared and pressure sensors controls the lighting, and automated blinds mitigate the effect of solar gain.

Energy efficiency is achieved through the use of compact fluorescents and LED lighting, as well as double-glazed UV glass.
