The physical result is a giant mouument to energy efficiency and building services efficiency. On a project that involves so many advanced plant systems, project management can become a complex undertaking. Add to this a build environment where parameters keep changing, and the role becomes an exercise in logistical precision and adaptability.Triple M Mechanical Services undertook all the air conditioning design and installation for the North Tower, and led the co-ordination of the building services on the complicated, sometimes evolving project, says project manager Ashley Robinson."Our role included leading and drawing together all the various competencies that are required in a building of this nature including electrical, hydraulics, the fire systems, and some of the data communications," says Robinson. "We configured the systems through 3D AutoCAD software to effectively consolidate all elements. Triple M had to think on its feet, rethinking several elements on the fly, as design parameters kept changing through the course of construction. Cooling towers on the building roof are one external aspect of a complex mechanical system that minimises C02 emmisions and creates free power for the buildings air conditioning systems. "For example, the co-generation plant and new generation absorption chiller were integral to the tower's 6-Star rating, but they were not initial design inclusions, and we had to substantially reconfigure service layouts to accommodate them," says Robinson. In addition, the introduction of an integrated fit-out saw Triple M working on two levels of the building at once from Level 2 upwards for the integrated fit-out and from Level 7 upwards on base building services fit-outs."Triple M was integral to the completion of the project at the most fundamental level industry experience and close working relationships with all parties, were essential to achieving the required outcome."
