From the tendering process through to a complete design and build service, Teak Construction has built its reputation by thinking outside the square

The downfall of an employer's company is not a scenario most of us would wish to witness. But for a construction manager and two senior quantity surveyors working as contract managers at the time, that company's bad fortune meant the beginning of their own successful enterprise.

In 1992, directors Alistair Bisset, John Eaton and Mike Tiplady formed Teak Construction, a commercial construction company specialising in tender-based and design and build contracts.

From small beginnings, the company now has an annual turnover of close to $30 million. It is a result of targeting larger projects and offering a comprehensive service combined with innovative thinking, says project manager and quantity surveyor Alistair Bisset.

"Understanding the needs of the client and the restraints of the project are key to a good service," he says. "We also create a cost plan that allows us to evaluate alternative design solutions and include the client in any decision making."

One of Teak's strengths is anticipating possible problems on projects at an early stage, meaning the job is less likely to suffer delays. A clear understanding of the requirements of all the statutory and local authorities helps with timely approvals during the building consent process.

To simplify complex plans, Teak have at times provided their own easy-to-follow foundation drawings to eliminate building errors.

Developing a clearly defined brief along with architectural and structural designers is another way to ensure continuity through the project.

Lower overheads, staff with high levels of skill and responsibility, and a dedicated company policy emphasising efficiency are all hallmarks of Teak Construction, says Bisset.

The company's building resume is diverse. Recent contracts include high school classrooms and gymnasiums, large office/warehouse projects, hospital departments, new apartment buildings, factory developments and commercial carparks.

Director John Eaton says Teaks reputation for being easy to deal with and completing projects on time to high commercial standards has resulted in many client referrals, enabling the company to expand its current client base.
