Owner brief/ design factor rationals
- The homeowners wanted a 2 storey, 3 bedroom, approximately 250m² size home – the relaxed owners were happy to give us full creative control.
- Capture harbour/coastal views – this was the rationale behind making the decision to design a two level home. The owners can sit in their free standing bath tub in the upstairs luxury ensuite and enjoy looking out to the sea views
- Sun, wind factors – the house is situated in a very high wind zone, being on a ridge. Bracing and joinery were adapted to meet the criteria for the high wind zone. Plus the corner site meant council required set backs for the home on the southern side, requiring more time and thought go into the design phase

- Kaimai sunsets – extra large windows were strategically introduced in the stairwell to capture the site’s spectacular sunsets
- The sloping site resulted in the design of the split level garage
- Outdoor entertaining and great indoor-outdoor flow were required for the coastal home. This leant towards a design that included a raked portico off the main kitchen, dining, living room. The long/wide room was designed using structural steel to support the high pitched, raked ceiling
The resulting classic two storey house with stunning sea views has high-pitched ceilings and stark white walls, with every design feature both inside and out accentuated to create a crisp, light, elegant look.
The long, wide open-plan living, dining and kitchen area together with the high pitch and sloping ceilings make a statement. The indoors opens via floor-to-ceiling double sliding doors onto the covered portico with outdoor fireplace and spectacular views.
