Simple lines and luxurious materials give this bathroom and powder room a refined air

The graceful oval of the tub surround is echoed in the double vanity in this master bathroom by architect Kun Lim. The expansive windows and the glass shower stall ensure nothing comes between the bather and the views.

A sense of peace and serenity is a popular request for a master bathroom and this can often be achieved with an understated, minimalist decor. Double benefit comes from the fact that clean-lined elements and restrained finishes won't detract from the outlooks.

This modern master bathroom and powder room are both designed along minimalist lines, and form part of an expansive whole-house design project by architect Kun Lim.

"The master bathroom is on the first floor to the rear of the house and has views of a fish pond, pavilion, pool and rain trees," says Lim.

This powder room by Kun Lim Architect follows the same aesthetic as the master bathroom in the same home. A clerestory window allows natural light to penetrate this compact, yet sculptural, space.

"I designed the bathroom with a rich-veined marble tub surround and walls, contrasted with dark granite floors and a black vanity to achieve a two-tone look. Everything is simplicity itself, with indirect lighting entering from behind the substantial tray ceiling and the practical glass shelving tucked into a wall niche."

The connected master bedroom takes in similar panoramic views to the bathroom. As with the bathroom and the rest of the house, the bedroom features full-height timber-framed glass sliding doors which, when pulled back, blur the line between indoors and out.

"The powder room is set on the floor below, next to a double-volume living area. Here the interior is equally understated again featuring the two-tone material contrast and indirect lighting," says Lim. "However, we introduced some drama here in the form of a glass panel and stone pebbles at the entrance. There is also a playful inversion of materials as the living area and other public spaces have expansive white marble floors."

Large mirrors bounce light through both the bathroom and powder room. In the case of the master bathroom, these also reflect the views.
