In commercial property, as in any business avenue, astute supply responds to perceived demand. That said, in these environmentally aware times, an inner-city, eco-friendly office building is quickly tenanted.
Waitakere Central, developed by Waitakere Properties, presents A-grade office space in an office park environment adjacent to Waitakere City's retail, commercial and civic heart. The first stage of the development, Central One, was quickly tenanted and Central Two, now under way, is looking for an anchor tenant.
Many of the advantages of Central One will be shared by businesses occupying Central Two. Central One is set next to Henderson's new Transport Interchange, and across the road from Westfield WestCity shopping mall. The building has a strong sustainability focus and has attracted a four star-equivalent Green Build rating, with use of sustainable and recycled materials a priority. Its design includes rainwater reuse, passive heating and cooling, green roofs and energy-efficient plant.
Central One's offices have natural finishes, higher than normal stud heights, access to fibre optic cables, and overlook the Civic Centre and Japanese gardens. Ample on-site parking, for cars and bicycles, is provided.
Tenancy options for both buildings range from 100m² to entire floor plates of 900m². Together with all the advantages of Central One, Central Two allows tenants to configure floors to their own requirements.
Waitakere Properties has also developed the Henderson Valley Studios project, which has been entered in the Property Council New Zealand awards.
