From under utilised to monetised

G.J. Gardner works effectively with developers to subdivide and optimise a section – this roomy showhome forms part of a land-unlocking subdivision

This subdivide and build showhome demonstrates how G.J.'s can effectively work with developers to subdivide and optimise a section.

Divide and prosper

The developer subdivided a section just over 800m² into four smaller lots, kept their original house and built three new homes.

“Each of them have been designed to maximise the position on the site – they all offer privacy, plenty of sunlight and large, well proportioned bedrooms,” says the G.J. Gardner West Auckland franchisee.

"All four are just really comfortable homes to live in."

Space-smart design

This showhome at the front of the section offers 181m² of floor space, within a 88m² footprint.

The space-smart design is great for maximising a smaller section while still providing plenty of living space.

If you want a home that makes the most of every square centimetre, this design stands out with its contemporary, feature-packed, two-storey floor plan.

Facing north, the two storey home maximises sunlight and warmth while providing privacy from the street.

Street appeal

At the same time, it affords great street appeal with a combination of James Hardie Linea weatherboards and Stria with its classic, distinctive deep grooved lines.

The two storey home is protected from all weathers with a Colorsteel Maxx Dridex Roof in colour Flaxpod.

Stepping inside, you are quick to forget this is one of four homes designed to make the most of just one original section.

Almost all of the ground floor is taken up with a spacious, open-plan living space.

On entry you walk into the living room which continues as a roomy dining space followed by a designer kitchen at the rear.

There is also a sheltered patio at the rear corner of the home, together with a single car garage and laundry.

Stretching out – living & dining

The entertainer's meets family-friendly layout is striking in its roomy feel, Godfrey Hirst Legacy in Grove Oak flooring and generous, optimised windows placement which evokes a sunny, indoor-outdoor ambience.

The personality-plus vibe is enhanced by touches like a display nook near the entry into the space.

Character kitchen

The designer kitchen with high-end Fisher & Paykel appliances, tasteful cabinetry and concealed lighting running under the upper wall cabinets is partly on show and partly set apart by a blade wall.

Upstairs retreats

Part of an effective home design is providing places of retreat as well as social connection.

Up the Godfrey Hirst Rejuvenate carpeted stairs the showhome boasts three large bedrooms that are ideal to spend time in, along with the main bathroom, featuring a Clark Round Back to Wall tub, and a central study nook.

The master suite includes an attractive ensuite and large, stroll in wardrobe.

In fact all three bedrooms have built in wardrobes and luxurious carpeting underfoot.
