Responsibility for the total building services at 80 Queen Street was undertaken by Norman Disney and Young.
On any major building project, strong collaboration between the client, design team, main contractor and subcontractors is required for a successful outcome.
80 Queen Street was no exception. Norman Disney and Young provided the concept design and took overall design responsibility for the total building services in this landmark building. These included mechanical heating, ventilation and air conditioning, electrical distribution, lighting design, hydraulic, lift and fire protection services. Additionally, the company's acoustic team provided construction noise mitigation and acoustic design advice. Challenges included incorporating the existing facade of the Jean Batten building into the new office tower design, and dealing with mismatched floor heights between existing and new areas. This led to substantial changes to the concept plans. From inception, Brookfield Multiplex envisioned an energy-efficient and environmentally sustainable design; at this stage no Green Star rating was available.
Accordingly, the design team and the newly formed New Zealand Green Building Council worked together on the pilot project to establish the now refined rating tool for office building designs. This involved a number of engineers from Norman Disney and Young providing technical input to the NZGBC regarding compliance requirements and appropriate points allocation. Norman Disney and Young director Ross Legh says his company is proud of its association with the rejuvenation of this once-discarded CBD block into one of Auckland's most advanced and environmentally sustainable buildings.
