Contemporary and individual, The Hub Apartments complex looks different from every aspect and offers an equally diverse range of living options

Creating a dynamic new shape on the skyline can involve an number of "firsts" for the parties involved. Nowhere is this more applicable than in the case of the builders, who on a multi-faceted build like The Hub, have to work closely with all parties, finding cost efficient, time-saving solutions along the way.

Hutchinson Builders was involved in the design and development tender negotiations from the outset of the project, says project manager Harry White.

"We assisted with value management ideas to meet the budget of our client and signed a lump-sum D&C contract with Pidgeon, based on their design brief for the apartments," he says. "From there we worked closely with a team of consultants to document and construct the $17 million project."

In terms of the construction itself, the basement excavation was carried out using contiguous bored piers braced by rock anchors, together with sprayed concrete retaining wall infill panels. The build involved a top-down construction sequence.

"The main structure was carried out using a combination of load-bearing blockwork to the core, and in situ concrete blade columns," says White. "In terms of aesthetics, the striking curved facade includes a mix of elliptoid louvre blades, and steel framed awnings to break up the curved facade."

Glazing incorporates both thermal and sound rated glass to improve the amenity of the units.

"The Hub was the first residential building in Queensland to construct the internal party walls using Powerscape lightweight fire and acoustic rated security sheeting this proved an efficient, cost-effective choice," says White.

The apartments all include fully ducted air conditioning from a central water-cooled, roof-mounted plant ensuring that the individual balconies are not compromised by split-system condensers.
