175 Liverpool Street has undergone a major transformation, taking it to an enviable NABERS rating Jones Lang LaSalle project managed the fit-out

Nestled in the centre of the Sydney CBD, a high-rise office tower with verdant outlooks, 175 Liverpool Street, represents prime office real estate. So when a major tenant vacated recently, the building owner took the opportunity to upgrade the exterior and rethink the interiors readying the tower for fresh occupation on the high-rise levels.

The comprehensive refurbishment of the tower was driven by Jones Lang LaSalle Project and Development Services. The company acted as project and construction managers work that entailed managing 20 subcontractors, authority approvals, design development, procurement, and value engineering. Tenancy co-ordination and OH&S also fell within the scope of the project.

Senior project manager Malcolm Devin says the work was extensive, particularly on the interior.

"On the exterior, the facade was refinished and painted. New awnings and a generous lobby were introduced, partly to highlight the entrance, which previously lacked definition.

"The interior work was extensive and made more complex by the requirement to achieve a higher NABERS (National Australian Built Environment Rating System) energy-efficiency rating and an A Grade-equivalent refurbishment."

The upgrade was in the high-rise section of 175 Liverpool Street and, in addition to the lobby, involved new bathrooms, upgraded services and fresh floor and ceiling finishes. NABERS-rated works included lighting, lighting controls, metering and changes to the air-conditioning system, zoning and controls.

"All products, finishes and materials were chosen with life-cycle longevity and repositioning the asset in mind," says Devin. "The project objectives were comprehensively achieved and the building now has 97% occupancy following the refurbishment."
