Time for a change

This comprehensive fit-out brings a refined look to Westpac Epping branch offices. Lipman carried out the project to a tight deadline

When approaching a whole-office fit-out, it makes good sense to use a project manager and construction specialist that takes on all aspects of the job from full mechanical services upgrades to sourcing the European furniture specified by the architects.

Lipman is a respected property development and construction company, specialising in commercial, retail, industrial, education, health and high-density residential projects. The firm is currently undertaking the stripping out and total refit-out of the Westpac Epping offices, handing over each of the three levels one at a time, says managing director Paul Watkins.

"There are several parameters that define this project one is that much of the building is occupied during the fit-out. Time and disruption are minimised by providing a staged approach cutting penetrations for communication and hydraulic services at night for the level above the one we are currently working on. This avoids the need to return to completed levels, potentially damaging the working environments already completed. The first level has already been completed in this fashion."

Time has been an important issue from the outset, as Lipman had only seven days to clear out each of three 2000m² floor plates before the fit-out could even get under way the company's staff are working double shifts to maintain the tight programme.

A high level of design intent and the importation of materials and furniture from the United Sates, Italy, Spain and Germany added further time pressure. Lipman has a seven-week timeframe for each level and all the furniture and materials had to be procured for the now-completed stage one delivery.

"The tight timeframe has been compounded by having restricted access through the goods lift, with joinery carried up the stairs and fabricated on site."

Given the level of communications in the building, Lipman and Westpac are collaborating closely to ensure a smooth transition for PCs and telephones.

"While all the work is being carried out in tight windows of opportunity, the end result for the first completed floor was smart, problem free and greeted with approval by client and staff," he says.
