The walls are alive

In order to create a sustainable office design, Umow Lai required a site that had been developed with green building practices in mind. The company found its match with Walton Construction's development of what was previously industrial land. Development manager Andrew Rice says it was anticipated that the office buildings developed on this site would achieve a 4+ Star Green Star rating.

"We set about designing to that standard, so when Umow Lai approached us, we made some upgrades to its floors in order to help it reach the 6-Star goal," says Rice.

These changes included adding operable windows as part of the base building works on those floors. The air conditioning system, already of a high standard for the entire building, was also upgraded.

The building was constructed from post tension concrete with stainless steel-clad feature walls and a Zincalume roof. Double-glazed curtain walls add to the energy efficiency of the entire building. On the upper levels, the floor slab is cantilevered to shade the windows of the lower floors.

Walton Construction has been in the construction industry for over 15 years, and this building was the company's first development project.
