Saluting a rich history

From natural harbour environment to polluted industrial estate to rehabilitated urban village, the development of Jacksons Landing continues to transform Sydney's historic Pyrmont peninsula

Substantial research on the establishment of new communities has provided guidelines for developers, as to what works and what doesn't, but two factors stand out. Proximity to services and amenities, and the need for architectural diversity are the most vital ingredients.

The development of Jacksons Landing at Pyrmont in Sydney scores on both counts. Its waterfront position and close proximity to the city were key attractions for Lend Lease Development, which took on the urban renewal project in 1996. The company also acknowledged the need for a mixed-use development that presented a variety of commercial and residential options.

Project director Rob Deck says that while the extensive, 11.7ha redevelopment was designed to a master plan, it has the look of a community that has evolved over time.

"We have used a number of architects to provide a diversity of architectural styles," he says. "We have also provided for the adaptive reuse of historical buildings, offering loft-style warehouse conversions for example. In addition, we have embraced architecture that acknowledges the site's physical and industrial history."

When completed, Jacksons Landing will comprise 1350 apartments, terraces, warehouse conversions and townhouses, and 30,000m² of commercial space. There are also restaurants, cafes, retail outlets and other essential services, such as medical centres, a library and cultural centre.

Two recent projects, The Quarry and Distillery apartment buildings, have already become iconic landmarks at Jacksons Landing. Designed by leading Australian architectural firm Denton Corker Marshall, the buildings are highlighted by vibrant red, lime and yellow facade panels. As with all apartments at Jacksons Landing, they are finished with video intercom security, reverse-cycle air conditioning, and top-of-the-line fixtures and fittings.

The latest building, Knox on Bowman, features 24 boutique apartments, all but three being sold prior to completion.

"Each stage of the development has undergone meticulous planning and research, with architecture and interiors by premier designers," says Deck. "All apartments are spacious, practical and functional, with nothing left to chance."

Deck says the project has evolved over the years, as Lend Lease responds to feedback and changing demands.

"As the market is continually changing and evolving, we tailor our designs and finishes to meet buyers' requirements."

Deck says Jacksons Landing isn't just about establishing a community with purpose-built facilities, such as swimming pools, tennis courts and gymnasiums. It is also designed to give something back to the people of Sydney. The precinct includes a 1.2ha, landscaped, waterfront park, open to the general public.
