To keep the costings for this new building under control, quantity surveyor Rider Levett Bucknall provided consultancy services
The redevelopment of 21 Queen Street was a complex costing exercise for the quantity surveyor, requiring a high degree of design accuracy, time and intellect right from the beginning of the project.
Not only was the building refitted throughout its existing 13 levels, but it was extended vertically by six floors. The entire structure was reclad, and the finished building had to comply with the 5-Star Green Star certification requirements.
For quantity surveyor Rider Levett Bucknall, one of the more complex aspects of accurately assessing the costings was a result of the requirement to extend the lift shafts up into the new levels. In addition, the company had to fully understand the intricacies and implications of going back down through the building to the foundations to strengthen the existing structure.
