Ensuring tenancy fit-outs were completed seamlessly and met the needs of the developer, owners and tenants was the role of Hawkins Interiors

For developers, owners and tenants, the simplicity of one company working as an integrated team on both the main construction contract of a new building and on the interior fit-out for the same project is likely to make good sense.

At Britomart East, Hawkins Interiors worked alongside Hawkins' Construction division, so was able to provide all parties with a seamless service, says Andrew Burden, manager, Hawkins Interiors.

"These two businesses are able to operate as an integrated team, and we fully understand the complexities that can arise between the base build works, how they progress and the timing and interface of tenant-specific requirements," he says.

The East complex development highlights the flexible approach taken by Hawkins Interiors to multiple tenancy fit-outs in a single development, as it performed a number of different roles for the three main tenants of the new facility.

For anchor tenant Westpac, Hawkins Interiors subcontracted to Hawkins Construction for the carpentry fit-out works including internal partitions, glazing, doors and acoustic treatments, and was also involved in fit-out works for Westpac's ground floor retail area.

For the Southern Cross fit-out, Hawkins Interiors acted as project manager, liaising between the fit-out contractors and Hawkins Construction. Hawkins Interiors was the main fit-out contractor for all works in the Ernst & Young tenancy.

All three of these projects were variations to the base building contract.
