Organic architecture brings a familiar touch to the Carlaw Park precinct
Surrounded by generous open spaces, Carlaw Park's buildings fit so well into the cityscape, it's hard to believe the site was recently vacant land.
Designing the complex was a collaborative effort. Joining architects Warren and Mahoney and developer McDougall Reidy & Co in transforming the former sports field were construction company Haydn & Rollett, consultants Boffa Miskell and town planner Alistair White. Together the group conceived a mixed-used development with open spaces that flow into the adjoining Auckland Domain, says lead architect John Coop of Warren and Mahoney.
"The character of the Domain influenced the design," Coop says. "It is reflected in the choice of durable natural materials, in the clear expression of structure and componentry, and in the generosity and accessibility of the open spaces the space in between."
Materials such as stone and concrete were used in combination with simple forms to create buildings that blend effortlessly into the site, providing a backdrop for conducting business. The design is low maintenance and flexible.
"You can see how the buildings are made and what they are made of," Coop says.
Access was a challenge because the site sits back from the main road. For the same reason, it was important to provide a strong sense of arrival and welcome, the architect says. The dramatic, timber-framed main entrance, which moves into a soaring atrium, announces the main commercial building as a destination. At the same time, the entrance integrates fire design needs.
This building has large floorplates close to 3000m² with subdivision options, to appeal to the tenants and the owner. The design achieves a net to gross ratio of 92% usable space, creating a highly efficient commercial building, Coop says.
