The increasing demand for sustainable architecture has compelled civil authorities around the world to rethink traditional building practices, and in the process, has resulted in a new business model that is proving a boon for employees too.Increasingly, campus-style offices with large, open-plan floor plates, usually set around an inner courtyard or atrium space, are finding favour with corporates, as a more sustainable, and inclusive, way of conducting their business.The Vogel Centre offers more than 30,000m² of office space, effectively doubling the floor area of the original Vogel Building, says Greg McFetridge, general manager central region for construction company Mainzeal. "The project comprised three stages the new build component, connection of the existing tower building to the new and the refurbishment of those floors of the tower, and lastly, the refurbishment of the remaining tower floors."In the design phase, Mainzeal was responsible for such things as advice on programme, method-ology, resource availability and budget."During construction, Mainzeal was responsible for ensuring deliverables from the design consultants were effective and efficient," says McFetridge. Mainzeal not only undertook the base build, but also completed the fit-outs for tenants the Ministry of Justice and ACC."This dual role had a number of benefits," says McFetridge. "It produced efficiencies in programme and resources, it reduced rework and waste, and it protected guarantees.
