Refining design adds complexity
While the architectural detailing of the facade of 7 London Circuit enhances the building's visual impact, it added to the complexity of the quantity surveying and cost management. WT Partnership director Mark de Jager says the stepped fenestration, the different-sized panels and the curved glass elements meant the curtain wall was not a simple facade.
"The more complicated the design, the more expensive the project. Consequently, we worked closely with the architect, structural engineer, developer and builder to refine the design without compromising the architecture, ensuring the cost analysis remained within budget," de Jager says. "The large curved canopy above the plant room also posed a challenge in terms of costings. The canopy is a key architectural feature of the building, so it was essential to retain this, while still accommodating the budget."
WT Partnership also undertook tender negotiations, and was the project certifier. As well as certifying progress claims each month, the company certified the fit-out and the value of the work undertaken on a monthly basis.
WT Partnership undertook a similar role for the neighbouring 18 Marcus Clarke St building.
