The city of Brisbane has seen an unprecedented level of urban renewal since the council's inception of the Urban Renewal Brisbane programme especially within the past decade.

Working in conjunction with council, a number of developers have transformed vast areas of former derelict land into residential and mixed-use precincts such as Multiplex Living's Portside Wharf. With a series of residential buildings, a vibrant retail centre, and the purpose-built Brisbane Cruise Terminal, Portside Wharf is a place in which Brisbane residents want to live and visit, says Multiplex Living director of sales and marketing Tim Willing.

"This is due to its ready access to the river, a variety of free events, festivals, and interactive and public art installations as well as the shops and restaurants. One of Multiplex Living's goals for Portside Wharf is to create a platform for the precinct to become a top three' destination in Brisbane by the completion of the last stage of the development in 2010."

With grand ocean liners and super yachts docked at the terminal, and the array of high-end retail outlets and restaurants taking up residence, Multiplex Living is fast achieving this goal, as Portside Wharf becomes a coveted address for those seeking an urban, waterfront lifestyle.

Following the success of residential towers Flare, Loft and Infinity, the latest Promenade Apartments have experienced strong sales within local, interstate and offshore markets.

"These sales show the market is recognising the value of a meticulously designed and positioned waterfront development," says Willing. "A variety of apartment configurations and price points on offer is resulting in interest from both owner-occupiers and investors, including baby boomers in the immediate area looking to downsize, and professional couples and singles."

Promenade Apartments was designed by leading architectural firm Cottee Parker, and incorporates as much glass as possible to maximise not only natural light but also the river and city views available from this prime location.

There are several two-storey apartments with double-height spaces available, located towards the top of the building facing north. Each apartment features a balcony, allowing residents to enjoy the balmy Queensland climate in a private outdoor space. Corner apartments have wrap-around balconies. This is a significant feature of the exterior design, says Willing.

"Other distinctive design features include external timber cladding in some locations, particularly on the underside of the balconies, awning roofs and screen elements, which bring warmth to the overall aesthetic."

Promenade Apartments is located in the middle of the Portside Wharf precinct, with ground-floor retail space and podium parking above. To seamlessly integrate the retail area with the existing development, Cottee Parker created a vibrant ground-floor area with a large undercover seating space adjacent to a restaurant precinct.

Along with the Flare, Loft and Infinity apartment buildings, Promenade plays a dynamic role in the creation of this landmark development.
