The design of a new apartment building at 38 The Bond responds to the heritage buildings nearby and to the urban context and drama of the wharf and bond stone
The features of a site are clear determinants of the design of a building. A new apartment block owned by Delmo and project managed, designed and constructed by Bovis Lend Lease 38 The Bond shares the same precinct as Lend Lease's new headquarters at 30 The Bond and a heritage office building at 36. For 38 The Bond, the small site and the proximity of both new and historic buildings and wharves had a strong impact on the final design.
PTW Architects has designed an apartment building that fits into the local context and maximises the site. 38 The Bond offers 10 levels of single- and double-storey apartments of varying sizes and a penthouse, plus four levels of underground parking, all on a very narrow, difficult site.
Associate director in charge Mark Butler says the design is expressed in two major parts. "The zinc-clad solid base responds to the local heritage context, and in contrast, full-height glazing on the higher levels is supported by a painted steel frame, creating a lighter and more modern look."
