New retail centres promote opening dates that must be upheld, no matter how much work is going on behind the scenes.
But the short time frame for completion of the Silverdale Centre was no hindrance to Triangle Fire Protection. Working to a preliminary design from Protech Design, Triangle was contracted to build, commission and certify the fire sprinkler system for the base build and 30 tenancies outside of The Warehouse and Countdown. All the tenancies had different builders and clients.
General manager Brigitte Knill says managing the many different expectations could have been demanding but the preliminary design by Protech ensured Triangle was able to deliver as required.
Changes to future fit-outs were also a key consideration the sprinkler systems could not be interdependent and they had to be cost effective.
"Protech's brief for a sectional isolation valve to each tenancy reduces fit-out and maintenance costs. It also means the whole site does not have to be left exposed during tenancy works. The cost of the additional valving is incremental and is generally offset by the reduced cost of infrastructure."
For this project, Victaulic valving a renowned and respected brand was used, Brigitte Knill says.
"Pre-planning a project with informed input at an early stage enables the owner to rationalise cost and benefit scenarios this is the best example we have seen to date. We have met all the clients' expectations and delivered a quality project."
