When contemplating a renovation over a new build it pays to consider exactly how much of the existing home can be utilised to make the project viable in terms of outcome and budget.

"For this project, the owners had bought a 3573m² battle-axe block with sea views and surrounded by landscaped properties. Having lived overseas for a number of years, they felt it was ideal for their young family.

"The existing Georgian-influenced house was the main concern. It was quite substantial and, with a wish to keep a lid on the budget, the owners decided to renovate. This approach would minimise damage to the established garden and bring the opportunity to build on the good bones of the existing house."
The fundamental concept was to change the indoor-outdoor flow from the southeast, and provide a new pool and outdoor area facing northwest. This takes advantage of the views but avoids prevailing winds.
Indoors, work included a new entertainer's kitchen and lower-level living room. An upstairs rumpus room and deck, guest bedroom and bathroom were added and the master bedroom was given an ensuite and walk-in wardrobes. Advanced heating and cooling, a fresh colour palette, new curtains and tile floors also feature.
