It's often the small details that make all the difference to the finished result, whatever the project. When care is taken at every level from the initial design, through the construction process, to the final fit-out, it will be clearly reflected in the end product.

Moyle Construction took on the project management and construction of 94 On Maxwells, a new development comprising three townhouses on the edge of the Waikareao Estuary at Tauranga's Pillans Point.

For Moyle Construction, this was a turnkey project. The company liaised closely with the developer and the design architect, Chambers and Chambers, in the initial stages. It then undertook the project management and construction, finishing only when the houses and landscaping were completed and ready for sale.

The contemporary-style townhouses, with spacious living areas, balconies, pools or water features, lifts, automated systems and sophisticated security, are set in landscaped gardens.

Director Shannon Moyle says the quality of all the finishes and products is at the top of the line.

"Throughout this project, it is the high level of detailing, both on the exterior and inside the townhouses, that makes this project stand out," he says.

Each house uses concrete block construction, with exposed exterior steel cladding and pre-stressed concrete floors. Because of the location by the sea, the steel was pre-coated for protection and supplied as a finished product.

To maintain the minimalist look, aluminium joinery was supplied and installed by Ryan Windows and Doors.

Hidden gutters on the exterior of the townhouses create a clean, contemporary look. By using this system, the patios could be at the same level as the living room floor. These areas were then finished with the same tile, providing a seamless flow between the two spaces.

Motorised aluminium louvres above the upper level windows are a design feature of the townhouses and can be adjusted to provide protection from the sun.
