Amongst a plethora of design attractions for the tenant, an energy-saving focus proved a topical and persuasive drawcard. George Floth Consulting Engineers provided the building services and ESD consultancy for the project.
The target at 18 Marcus Clarke was to attract a 4-Star Greenstar Rating and 4-5 Australian Building Greenhouse star rating. This was achieved via several methods, including the use of high-performance double glazing to reduce energy consumption and address issues of interior thermal comfort. The building's zoned, sensored air conditioning and the zoned, sensor-responsive lighting system also contribute to the interior's day-to-day energy efficiency.
On the hydraulic front, 18 Marcus Clarke includes gas-fired hot water, timed circulation pumps, dual-flush toilets and waterless urinals. Rainwater is stored in a 107,000 litre tank and reused for toilet flushing. All lift services feature high-efficiency drives and sophisticated movement-control systems.
Collectively these strategies, all overseen by George Floth Consulting Engineers, achieved the required certification and dramatically reduced the building's running costs, water usage and energy drain.
