Addressing the designs of three different respected architects meant PBS Building had to employ a broad range of industry skills

With each house at Montpelier Place an individual architectural statement, the project's head contractor was required to address a diversity of building elements to the highest standard.

PBS Building worked concurrently on all eight houses designed by the three architects, each with a distinct style and different construction details, says project manager Justin Morgan.

"Together with the architectural variety, we achieved construction tolerances above and beyond the standard industry practice," he says. "An outline of some central feature elements of the first three designs gives an indication of the detail lavished on the project and the complexity of the project."

Alex Popov's design as house number one creates a strong introduction to the street. The architect's signature element of extended cantilevered eaves brings a sense of largess to the home and allows windows to be left open in all weathers.

Another feature is the distinctive wall blades that bookend the northeast-facing main balcony these frame the views and create a sense of privacy. The main entry provides a grand sense of arrival with wide, timber-tread stairs leading up to the central living area with its treetop views over Manly beach and the ocean.

The combined living and dining room creates a spacious entertaining venue that flows onto an equally generous balcony. Other elements include a kitchen balcony to capture morning sun, and blackbutt timber flooring laid throughout. PBS Building also built a utility room, complete with a solar hot water system, a 5000-litre recycling tank, and air conditioning plant.

Alexander Tzannes designed the house at number two. The first level of the residence is defined by three main living areas all linked by a sun-drenched courtyard. Again, a balcony runs the length of these living areas with direct views to the ocean. A deep lap pool runs alongside the home.

Beyond the front entrance of number three, a house designed by Howard Tanner & Associates, lies an interior featuring darker woods. The materials help anchor the expansive living spaces, which are flooded with light from highlight windows. A large terraced balcony features a timber pergola with a retractable shade.

"In addition to addressing the diversity of architectural features and high-spec finishes, PBS Building was involved in buildability and design issues on several fronts. This saved the client both time and long-term expense," says Morgan.
