A large development begins many years before the first shovel of dirt is ever turned. Project feasibility, cost analyses, market studies and many other factors must be assessed long before plans are drawn.

The company then took the project through the development approvals, design phase, managed the contract tendering process, and supervised the construction phase of the building.
Once the project was completed, Thinc Projects provided the link between the developers and prospective tenants, ensuring fit-outs were designed and constructed in accordance with the building's design and operational criteria.

Project manager for Building 4 at Coronation Drive Office Park, Evan Aldridge says much of the emphasis in this type of project needs to be placed on identifying risks and ensuring they are dealt with in the most appropriate way.
"One particularly challenging element in the early stages of this project was when we identified that an increased yield could be achieved, and this was approved by the council. The changing requirements of tenants for Green Star standards were also identified during construction. We managed the upgrading of specifications during the construction phase, while delivering a cost-effective building. These two initiatives provided both financial and quality returns to AMP Capital Investors," says Aldridge.
