"Architectural designer Cameron Baker has created a two-level beach house that makes the most of the relaxed, seaside environment and wonderful views of Waiheke Island," says van Leeuwen. "This is matched by interiors designed specifically for family living with open, inviting living spaces that combine flair with functionality, and bedrooms located upstairs and downstairs."

Generously sized windows and sliding doors are central to the indoor-outdoor lifestyle expected at such a scenic location. The aluminium frames are low maintenance and resilient to all weathers.

Summit Aluminium supplied the customised windows, sliding doors, and a corner multi-stacking sliding door for the home. The extrusions are from the Vantage Residential Suite, and are powdercoated and assembled to meet Jalcon Homes' specific design and colour requirements.

Telecommunications, security systems and other modern technologies were built in at the construction stage of this contemporary residence. All high-tech electrical elements, together with general wiring for the home, were completed by Laser Electrical.

Laser Electrical undertakes all the electrical aspects of Jalcon Homes' projects from the planning stages, says general manager Scott Carr.

"This starts with close consultation with Jalcon Homes customers on all aspects of the design, and carries through to installation of everything from under-floor heating to an in-built audio system that pipes music through the interior and to the outdoor living area," says Carr. "The house features every modern technology feature we also installed an internal vacuum system, and data and communication cabling running behind the walls for all living spaces and bedrooms."

In addition to all other high-tech inclusions, Laser Electrical also designed and installed the lighting for the home, right down to feature lights and under-cabinetry task lighting in the kitchen.

The showhome's light, spacious bathrooms are enhanced by the level of design integrity found in the high-end utilities. Jalcon Homes wanted these rooms to feel like pampering personal spaces, and utilities were specified from Franklin Plumbing's local and international ranges.

Franklin Plumbing's director Stephen Smith says the Spinnaker Bay showhome is an effective showcase for Franklin's products.

"Jalcon specifies products with high functionality and reliable performance utilities that offer the home buyer a wow factor," says Smith. "The German-made, cast-acrylic Hoesch bath by noted architect Norman Foster is a good example."

The bath is designed to be reminiscent of a classic galvanised tub but with a modern slant. The distinctive high neck area adds to the bather's comfort and the tub's sculptural appeal.

"A German Hansadesigno shower system also features in this bathroom," he says. "This has a shower bar that is combined with conventional shower heads for a fuller shower experience."

Sleek porcelain tiles provide a hard-wearing, space-enhancing floor covering through much of the Spinnaker Bay home. Feature walls in red and white tiles also grace the ensuite and downstairs bathroom.

Design Italia provided the product, and designed all the tiled surfaces in the showhome, says the company's manager Richard Goedhart.

"Our company plays an integral role in all Jalcon Homes projects," says Goedhart. "This means working closely with Julie Cooper and Denise Gale of Duo Design, Jalcon Homes' interior design team."

For this project Design Italia supplied floor tiles from the Volcano series. The porcelain tiles flowing through the living spaces are in Perla a warm, earthy tone.
