The North Auckland home featured on the facing page is the company's Manuwai design. This gracious home, as well as being large enough for a family, has a separate upstairs master suite and guest bedroom.
High ceilings and clerestory windows in the open-plan living area create a sense of spaciousness and ensure the rooms have good natural light. A second lounge can be a peaceful retreat, and all living areas open out onto a private, enclosed courtyard, which is protected from the elements by the extended rooflines.
Another design, equally well suited to family life, is the Verona. This Mediterranean-style home, built by the Landmark Homes Waikato franchisee, enjoys all-day sun. Bifold doors create a seamless flow between indoor living areas and courtyards sheltered by pergolas. The home also features a separate lounge, which could be used as a home theatre.
This home, too, is characterised by its large and light-filled living areas.
Space, light and comfort are key features of this Counties Landmark Home. A mixture of classic and contemporary detailing, the exterior is finished in Linea weatherboards in a soft stone colour, and it incorporates concrete pillars and stained timber pergolas.
Designed for a family that enjoys frequent entertaining, this home includes an open-plan kitchen and living area, as well as more formal living spaces. Living areas all open out onto a patio and gardens through glass bifolding doors.
For additional comfort, this home has heated tile floors, and a carpeted area can be inset to define the family lounge. This space features a two-way fireplace, providing heat and ambience for this area, as well as for the formal living area behind.
A computer area or study is located to one side of the informal living area, so it is quiet, but not cut off from family life.
Placing the large, private master suite on the upper level of the house, and children's bedrooms and a separate bathroom on the main living level, ensures this is a functional home.
Landmark Homes offers its customers a wide portfolio of exciting designs.
The Temuka, a Landmark Home built in Tauranga, has a traditional look created by the dramatic black and off-white exterior colour scheme. Other traditional features include mullioned windows, and wide skirting boards and architraves.
A generous front entry leads into an open-plan kitchen, dining and family area. With 2.7m-high ceilings, this generous-sized room feels light and spacious. To add flexibility to the open-plan layout, large cavity sliding doors between the family and formal living spaces have been incorporated into the design.
The kitchen in the Temuka design is in the hub of the house, close to both indoor and outdoor living areas. Cabinetry has sleek, minimal lines and benchtops are in a dark granite.
An upstairs loft space creates an attractive private master suite with a walk-in wardrobe and large ensuite.
A second master-sized bedroom on the ground level also includes a walk-in wardrobe and has direct access to a second bathroom.

Landmark Homes is also well represented in the Gisborne area. Recently completed by the local franchisee, the Seville home is designed to have an easy flow between indoor and outdoor living areas.
Situated on a flat site, the living, dining and family living areas all open out to paved courtyards, which have pergolas to provide partial protection from the sun.
Inside the Seville, living areas are all open plan and designed with high ceilings so they feel expansive and comfortable for a busy family lifestyle.

One of the latest designs, Glentui, has recently been constructed in Christchurch. This home was specially designed to provide its owners with a stylish and functional solution for a challenging, narrow site.
As well as looking good from the street, Glentui provides spacious family living areas and plenty of clever and practical features such as a butler's pantry and a casual dining nook off the kitchen. A large central entry area helps connect the living spaces to the more private parts of the home, providing an environment that works well for a family.
