Building on this suburban site required constant attention to building practices and methods
Not everyone who wants to live in an apartment building wants to live in the centre of town. This means more apartment buildings are being built in the suburbs, requiring a considerate approach to construction.
These apartments at 86 Remuera Rd were built by Dominion Constructors. Working in such close proximity to occupied residences, and with a hearing clinic next door, the company had to carry out a careful analysis of construction methods.
Brett Russell, from Dominion Constructors, says the company paid special attention to reducing disturbances.
"To minimise disruption, we changed the piling method and used a self-erecting tower crane," he says.
Frontage onto a busy street and a bus stop at the front door meant access to the site required careful traffic management.
The four-storey building houses six contemporary apartments, with a basement car park and storage area underneath. All apartments have outdoor living areas consisting either of gardens or large terraces. The structure is solid concrete, with construction methods utilising a mixture of cast-in-situ, precast, standard masonry concrete and lightweight blockwork.
