BRISBANE SQUARE attracts a five-star energy rating that requires the whole site to be optimised to reduce energy consumption. This and other innovative design elements, coupled with a smart approach to maintenance, will ensure Brisbane Square remains a progressive landmark building.

"Honeywell Building Solutions is responsible for much of the work of forming part of a private consortium for the design, construction and ongoing maintenance of the building," says business manager Graham Jones.

"The project demanded an integrated solution facilitating central management of the security systems and climate control," says Jones. "Honeywell was involved from the outset, being responsible for the initial installation of the security system including CCTV and access control."

Brisbane Square is now fully tenanted, with Honeywell providing ongoing facility management for the base building, including some tenancy services for the 20-year management contract. This entails delivering cleaning, security services electronic and guarding and engineering services for the heating, ventilation and air conditioning systems, fire services, elevator, exterior building envelope and more.

"One of the building's design innovations includes river-water cooling which will be maintained by Honeywell throughout the term," says Jones. "Being solely responsible for the long-term maintenance allows us to take advantage of knowledge gained on similar sites or technology improvements as they happen. This includes black-water recycling, which was catered for in the original design"
