Point of difference
We wanted Zone 23 to be a different type of commercial space, one that has a strong individual feel an iconic building whose brand and positioning would rub off on its occupants, says developer Mark Weipers
Architect Kerry Avery's design for Zone 23 is both individualistic, socially minded and respectful of its immediate surroundings.
"Fronting onto two Mt Eden roads, the building's longer street elevation is divided by the entry court, which is flanked by two contrasting walls," says Avery. "The facade is further broken into a less imposing scale with a rhythm of blade walls that also delineate individual residential units."
The complex is formed around a central courtyard, which provides a semi-private outdoor area defined by the building's access and circulation routes. These form a promenade as well as providing ample light, ventilation and outlook for both the commercial and residential uses.
The majority of the residential units face over the adjacent streets, while some enjoy views through the central atrium, as well as over Mt Eden to the distant ranges.
The street facades are overlaid with a distinctive system of sun louvres. These reduce heat gain and bring texture and privacy to individual units.
