Sydney locals know the surf beach, lagoon and village of Dee Why as paradise. Set within a natural amphitheatre, The Edgecliff apartments offer residents what Astoria architect Tony Owen describes as a box seat view of this prime waterfront.

"The Edgecliff is designed to epitomise luxury beachside living. All of the 17 apartments have very large living areas facing north to deliver panoramic views over Dee Why, through to the lagoon and the ocean," says Owen.

Individually planned to meet the respective owners' needs, each apartment features an oversized balcony flowing seamlessly from the living area. The apartments also enjoy good ventilation, especially from onshore breezes during the summer.

"We achieved this configuration by designing the project with two cores, which is unusual for a building containing just 17 apartments. This ensures there is a maximum of three units off each lobby, to give the development a boutique feel."

"This look is enhanced in the lobbies, which are designed to create a focal point for each of the units. We also clad the lift cores in stone to create a focus for the facades," he says.

Each of the two- or three-bedroom units has a 3m-deep balcony to catch sun and prioritise outdoor living.

"Luxury living is all about personal enjoyment," says Owen. "The balcony allows for entertaining friends or personal space, and we've designed the apartments so there's room to move freely."

Two of the three penthouses are split-level all have ceilings up to 5m high, and 160m² decks.
