One of the great advantages of the Green Star rating system is that developers, designers, builders and tenants all have the same understanding about the outcome of a particular building.

For property company McDougall Reidy & Co and builder Haydn & Rollett Construction, the joint venture partners in the recently completed Slider Building, environmental sustainability was a major focus during the planning stages of the project.

"We were keen to ensure that this whole development not only fitted the landscape it was built into, but that its effect on that environment was minimal," says Greg Reidy of McDougall Reidy.

As a result of these initiatives, the NZ Green Building Council has now certified the Slider Building with a 4-Star Green Star Office Design rating.

An innovative design that offers efficiency in energy and water usage contributed to the certification. The site incorporates a storm water retention and filtration system to reduce the impact on the public system and a recycling storage area for separation and recycling of office water.

Inside, the building features controlled lighting systems and air conditioning. Another important design consideration was to achieve a high acoustic rating for the building, which is located between Stanley Street the link between the motorway and the Ports of Auckland and the Parnell railway overbridge. As well as protecting the tenants from the effect of the nearby noise, special acoustic glazing works to improve the thermal properties of the building and maximises daylight penetration.

Potential tenants were also attracted by the edgy Warren and Mahoney design which combines stylised natural features in a honed concrete exterior and a basalt stone interior, as well as by the efficient floor plates, which ensure that the space is suitable for larger users.

All these aspects of the design have resulted in a building that is fully leased to three tenants. Government departments, the National Library and KiwiRail have taken 95% of the building, and the balance is leased by Turners Catering.
