"We are small, so we can be flexible in the way we work with clients. A turnkey service includes land acquisition, design, consultation with local bodies, construction and fit-out," says Inglis. "And, for the same reason, we value our reputation for producing homes to a consistently high standard."

The two-level, contemporary-style house featured here showcases the quality and architectural design standards that are typical of projects from Harbourcity Developments. Close to the beach at Orewa, north of Auckland, the house is designed to catch the sun and views of the sea. A timber relief panel adds interest around the top of the house, while copper guttering and downpipes, and a sandstone feature wall at the front entry, enliven the mainly plastered exterior.

Inside, practical features such as American oak flooring in casual living areas suit the seaside location, while carpet adds comfort to formal living areas and bedrooms. A home office with a separate entry is another convenient feature.
