A gleaming, contemporary office tower offering every facility, a healthy working environment, and highly flexible interiors still needs one more carrot for potential buyers a dynamic, finger-on-the-pulse location.

Queensland developer Pradella has taken every factor into account at 154 Melbourne an 11-level office complex nearing completion in West End, Brisbane. The development has been undertaken together with Sydney-based Michael Barakat and Ray George Group. It is the sixth commercial development by Pradella in the fast-evolving city-fringe precinct, says Pradella's project development manager Kenneth Ho.

"154 Melbourne is less than one kilometre from the city, and is situated in a prime location between the South Bank cultural precinct and West End's popular cafe neighbourhood," says Ho. "This area is in the midst of a whirlwind of activity in development and infrastructure. The entire West End precinct has been earmarked by the Brisbane City Council for urban renewal."

The tower itself with its eye-catching, distinctive profile and gleaming facades is part of this vanguard of urban rejuvenation. The tower comprises two levels of secure basement parking, a dramatic entrance foyer, 11,750m² of quality office accommodation with usable balconies, expansive 1000m² floor plates, and flexible floor designs to suit a variety of tenants.

"The location offers easy access for pedestrians and cars, and is also close to public transport, with bus and rail services only a short walk away," says Ho.

Designed by award-winning architects ML Design, 154 Melbourne has obtained a 5-Star Green Star Design V2 rating and is registered for a Green Star As-Built V2 rating. To this end, the energy-conscious, sustainable building will incorporate cyclist facilities including bike racks and showers, rainwater harvesting, increased ventilation rates for a healthy work environment, and a highly energy-efficient air conditioning system.

Director of sales and marketing Ross Higgins says due to West End's proximity to the CBD, Pradella has long regarded the suburb as a prime development area.
