IAG and Goodman are the first to achieve a 5 star NABERSNZ whole building rating for their Christchurch office

01 August 2016IAG and Goodman are the first to achieve a 5 star NABERSNZ whole building rating for their Christchurch office at 14 Show Place, Addington.The sustainability focused refurbishment project encompassed over 7,000sqm office space across 6 floors over two adjoining buildings and was prompted by earthquake remediation work and a pending lease expiry.The project aimed to reduce operational costs, reduce the building’s carbon footprint and create a healthier environment for staff. Key sustainable features include a Variable Refrigerant Flow (VRF) HVAC system with heat recovery, CO2 sensors, LED lighting, daylight harvesting and occupancy sensors.Anna Lough, Portfolio Manager, Goodman said “We are pleased to be first to gain a 5 star NABERSNZ whole building rating. Goodman undertook the project because we saw it as a great opportunity to work collaboratively with one of our largest office occupiers in NZ. We were able to refurbish and add value to our asset as well as retain a quality customer and secure them a long term lease.”This project had only 3 months to plan and design, with each floor allocated 6-7 weeks to strip and complete while other floors remained occupied. The entire project took 10 months to complete.“The project has shown us that energy efficient improvements can be made in existing buildings – as an example we’ve easily retrofitted LED lighting with up to 20 percent savings in lighting energy with a two to three year payback. Air conditioning is always the largest component of energy use in a buildings so it’s worth seeking specialist advice from engineers to ensure the correct equipment is installed and you receive the best energy efficient outcomes. Congratulations to IAG and Goodman, who have proven that working together can achieve market leading results that benefit both parties.” Alex Cutler, CEO, New Zealand Green Building Council.The NABERSNZ rating was carried out by Vanessa McGrath from TM Consultants.The IAG building’s NABERSNZ rating has been achieved while under the management of Maori Hill Property Limited, which has managed the property following its sale to a group of investors in November 2015.NABERSNZ is a system for rating the energy efficiency of office buildings. It is an independent tool, which is licensed to the Energy Efficiency and Conservation Authority (EECA) and administered by the New Zealand Green Building Council (NZGBC)
