For the base build and tenancy fit-out of the Britomart East complex, Norman Disney & Young provided mechanical, electrical, hydraulic, lift, fire and acoustic base building design services.
To ensure a swift and efficient design interface, Norman Disney & Young was the services consultant for the Britomart East project on behalf of both the base building and the commercial office tenants.
Director Ross Legh says with tenants waiting for their new offices, his consultancy integrated the base build and tenancy fit-out work, so tenants could move in as soon as possible. NDY provided full design of mechanical, electrical, hydraulic, lift, fire and acoustic base building services. "The advantages of a multidisciplinary approach ensured all design elements were coordinated and fully integrated in house," he says. All three buildings have received a 5-Star Green Star rating for office design with NDY as the Green Star accredited professional.
The buildings are directly above Britomart Station and fully isolated from the station structure and soil surrounds via multi-plate rubber bearings (laminates of natural rubber and steel) to provide the required natural frequency and groundborne noise reduction. They are the first buildings of this size in Auckland to be isolated in this fashion. Additionally, the commercial space is built around two isolated train station exhaust discharges. Noxious discharges were also carefully located so as not to contaminate the air intakes outside the station.
As part of the services design, NDY provided thermal and daylight modelling to optimise the services and facade design and assess energy consumption, thermal comfort and natural lighting levels.
