Meeting deadlines and controlling costs is an important consideration for all the contractors working on a major building project. Accordingly, these factors helped influence the design of the mechanical services for the Air New Zealand building.

Jeremy Thornton, senior engineer for Airpro Mechanical, says the company carried out detailed design, equipment selection and co-ordination to transfer the consultant's design drawings into detailed construction drawings.

"Our design objectives included value engineering each mechanical system to control the capital cost and improve the buildability' of the installation," Thornton says. "We worked with the mechanical consultant to ensure the quality and building efficiency directives of the consultant's specification were maintained."

Thornton says supplying and installing the fit-out HVAC system became a challenge. As the head tenant was secured early on, Air New Zealand's significant fit-out requirements needed to be incorporated in the base building HVAC installation.

"This put considerable pressure on our design and CAD teams to make significant changes to the HVAC systems just as we were due to start installation."

Airpro overcame this challenge by bringing in additional resources and using 3D modelling to speed up the highly complex coordination of the plant rooms on the roof.
