On large scale projects, where there are many parties involved, the signing of a company to manage the commissioning of a property, prior to its practical completion, can ease the transition for both new tenants and building owners.

In this case, real estate services firm Jones Lang LaSalle, was appointed building manager for DB Rreef Trust's Lumley Centre investment. The trust's purchase of the tower illustrates an ongoing trend towards offshore funds investment in the local market, says John Dunn, director of management services.

"Our appointment to this key mandate reinforces our dominance of the prime office building management sector in New Zealand," says Dunn. "We are able to offer our clients a combination of people, infrastructure, experience and quality advice," he says.

As well as being responsible for the commissioning of the building prior to its completion, Jones Lang LaSalle was also signed for ongoing property and facilities management of the premises.

Managing the building commissioning involved working with Manson Developments to implement the service contracts, including air conditioning, lifts, cleaning and security. It also, meant ensuring all works were completed to the high standard required in the project brief, says senior property manager, Kim Waterson.

"We've also played an extensive liaison role between the tenants, developer and landlord, particularly in respect of the three key tenants," she says.

"It's been a case of balancing the tenants' needs and ensuring the future landlord's expectations for a prime, A-grade building have been met. It's also been our job to ensure tenant relocation into the building goes smoothly."
