Effective management of logistics on a large commercial building project is essential if the project is to be completed on time and within budget.

As the main contractor for the entire development, Mainzeal Property and Construction was engaged at an early stage of the 8 Nugent project to provide expertise in buildability, design solutions and construction cost management, before being selected as Neil's construction partner via a traditional tendering process.

Mainzeal was employed to construct buildings B, C, D and E, with flexibility that allowed an option to remove building C from above-ground level to be elected by the client. With only seven months left to run on the project, the decision to take this option coincided with adding the replacement of the facade of building A into the project.

Project manager Kevin Burke says the biggest single issue on the site was the operations logistics the final scope of work entailed.

"We had to manage five buildings, each with a different design and using different combinations of building materials, all progressing concurrently, and with minimal vehicle access to the site from a busy arterial route. Delivery schedules and crane operations had to be carefully managed to service the various trades involved," he says.
