The global trend towards a more urban lifestyle has seen a huge rise in the number of inner-city apartments in the past decade. But it is only relatively recently that the luxury end of the market in Sydney has also moved downtown.

The Residence, Hyde Park, developed by Pamada, with AMP Capital, CBus Property and the Galileo Group, is the first residential high-rise building along Sydney's civic spine. The building's location, at 18 College Street in the CBD, affords spectacular views across Hyde Park, the city, Opera House and Sydney Harbour to the Pacific Ocean.

Mark Sydney of Pamada says the luxury residential development is re-creating the Hyde Park area as one of the world's most prestigious and sought-after addresses.

"The Residence, Hyde Park is setting a new benchmark in urban living, and this is as much to do with the design as it is the location," Sydney says. "A talented team of architects and designers, led by Scott Carver Architects with up-and-coming Parisian architect Marc Seifert, and co-ordinated by acclaimed Sydney-based designer Neil Bradford, has created warm, contemporary interiors that maximise the great views."

Apartment 63, featured on these pages, is one of just 13 out of 87 apartments, penthouses and sub-penthouses still available in the development, which is due for completion at the end of the year.

This luxury, three-bedroom display suite highlights the attention to detail and quality that defines every apartment interior. From the floor-to-ceiling windows and terraces that offer expansive city and harbour views to the spacious open-plan living areas and designer kitchen, the apartment is well suited to entertaining on a grand scale.

Key features of the interior include high ceilings, natural timber veneer cabinetry, tile floors and a full complement of Miele appliances, including a steam oven, coffee machine and wine refrigerator.

Bathrooms are equally well appointed, with cantilevered vanity units and luxurious Kaldewei bathtubs.

The apartment has an asking price of $4.45 million.

Mark Sydney says the progress of sales to date has been extremely pleasing.

"With a resident list showing nearly 100% of apartments are owner occupied, many sales of more than $6 million, and one sale exceeding a previous record set in 2010, it has been a gratifying year for the project. The Residence, Hyde Park is already one of the most talked-about projects."
