To create a commercial building that is future proof, several elements need to be addressed. A particularly insightful design will allow for the realignment of strategic designated spaces to suit future tenancies of varying size and taste.
The 700 Collins Street project in Melbourne's Docklands precinct is a joint venture between Folkestone and Leighton Properties. Director of Leighton Properties Bill Beck says there are three features that are essential for a property to become a blueprint for an office of the future.
"The design must be able to evolve over time, be environmentally sustainable, and incorporate innovative design elements," says Beck.
700 Collins Street supports this agenda. Tenants can fitout central areas to suit their own needs. Sensors adjust light levels to maximise use of natural light and save power. Design features include sweeping 3000m² floorplates.
"We created our own idea of what was required in a building that would work well into the future. Our tenancy list proves we were right," says Beck.
