Norman Disney & Young played a comprehensive role in the ANZ upgrad
On a project striving for excellence on all points of design and construction, the consulting engineering company has to keep up with, or better yet, set the pace. From the perspective of commercial all-rounders Norman Disney & Young, this major refurbishment has delivered a state-of-the-art asset for developer Precinct Properties and main tenant ANZ, while significantly reducing total energy consumption.
Norman Disney & Young's role covered mechanical, electrical and hydraulic; fire protection, acoustic consulting and vertical transportation engineering services, says director Ross Legh.
"One important feature was the change of the ANZ floors from a VAV system to four-pipe chilled beam air conditioning. This included the replacement of the on-floor air handling units with new decentralised units providing increased fresh air rates with thermal recovery wheels for improved energy efficiency," says Legh.
Other new high-tech inclusions from Norman Disney & Young were a gas-fired hot water plant, replacing electric heating; high COP centrifugal water-cooled chillers with magnetic compressor bearings; and a sophisticated building management system (BMS) to provide automated control of HVAC plant and seamless integration with lifts, security, metering and standby generation systems. The upgraded lifts also have a new destination control system for shorter waiting times.
