Completing a major building project on time and within budget will always be a challenge. But meeting both these requirements while minimizing disruption to a functioning golf course is even more difficult.

This was the situation that Behan Bros faced when building the Golf House at Carnegie Abbey.

"The old clubhouse was literally two driveways away from the 18th hole, where we were constructing the 80,000sq ft Golf House.

"We carefully scheduled all deliveries and construction to ensure the golf club could continue to operate. Other solutions included ferryingworkers to the site, and building framing sections off site," says Mike Behan, owner and construction manager for Behan Bros.

Project architect Spencer McCombe, from Newport Collaborative Architects, says his company has a 25-year relationship with Behan Bros.

"They have consistently shown that each project will be built on budget, they'll meet the timelines, and the work will be completed to a very high standard," McCombe says.

Throughout this long relationship, Behan Bros has developed an extensive knowledge of the highly detailed, shingle-style buildings often designed by Newport Collaborative Architects. This meant the firm was in a good position to work with the architects on developing the project's details. They also assisted with the consent process, and made suggestions to help receive zoning approval.

Several changes were made to the plans throughout the construction phase, yet Behan Bros was able to complete the project within the originally proposed timeframe of 18 months.

The Carnegie Abbey project which included several buildings in addition to Golf House was especially challenging due to the drainage and septic needs of several linked developments located in an environmentally sensitive coastal area. Behan Bros was able to develop creative drainage and septic solutions to successfully address this problem.

As a general contractor or construction manager, the company provides a reliable interface to all project team members owner, architect, engineers and subcontractors.
