Exposed services and high ceiling provide a high degree of commercial design chic at Central One
Technically SPEAKING, building an environmentally sustainable structure should be no different to building any other structure. For an experienced constructor, once the plans are in place it should simply be a matter of applying the requisite expertise and getting to work.
Which was exactly how the Central One project panned out. With a long history of completing a variety of building projects throughout the Auckland region, Auckland-based Macrennie Commercial Construction had experience and expertise in spades.
"The actual building process went smoothly," says Bryce Caldwell, the company's major projects manager. "In terms of challenges, the only thing that really slowed us down was the extremely wet ground conditions during the preparation stages."
Exceptional organisation was the key to keeping the project on track. Despite the number of other contractors on site finishing separate projects, such as the transport interchange and the civic square, all specified deadlines were met during the 12-month construction period.
Macrennie Commercial Construction worked closely with project management company MPM Projects to resolve any sustainable design building issues.
"Because the building needed to be finished to an A-Grade spec, it was important to take special care with the level of finishing in the internal spaces. This was doubly necessary as the design stipulated that many of the interior services such as ducting were to be left exposed."
