The great tradition of a long, lazy summer holiday at the seaside need not include owning a beach property that requires year-round maintenance.

Edgewater Palms is an apartment complex on the water's edge at Paihia in the Bay of Islands. The 34 five-star Qualmark-rated one- and two-bedroom apartments are all spacious, modern and self-contained. All have sea views and covered balconies, as well as access to the complex's heated swimming pool and barbecue facilities. Guests can choose to have their apartments serviced by the housekeeping staff daily, weekly or when they leave.

All apartments have secure undercover parking and lift access. A courtesy vehicle is available, and babysitters are on call.

Edgewater Palms was developed by Landplan Property Group, and the apartments can be purchased for use as a holiday home, or for a more permanent lifestyle option.

Owners can keep their apartment for their exclusive use or they can utilise the services of the management company and rent the apartment out when they are not in residence.

Alternatively, the Edgewater Palms management team can work with groups of friends or with families who choose to pool their resources and buy themselves a managed apartment to use as a shared holiday home.

Mike Osborne of Landplan says that while this system of fractional ownership is fairly new to New Zealand, it has a lot of advantages.

"With a managed apartment, there is no upkeep of the property and building. And because the group owns an apartment in a prime waterfront position, it can take advantage of capital gains that occur over time," he says.
