heart of the city
Nestled in the heart of Brisbane's North Quarter precinct, Santos Place is a leading edge, 6-Star Green Star tower by Nielson Properties
An inner-city precinct attracting over two billion dollars in public and private funding is likely to have a high calibre of architecture. A building in such a precinct with the best possible Green Star rating and a design that makes effective connections between commercial and social centres will swiftly achieve complete occupancy.
Santos Place is a 36-level Grade A commercial office tower, recently awarded the coveted 6-Star ESD rating by the Green Building Council. Developed by Queensland company Nielson Properties and designed by globally acclaimed architects Donovan Hill, Santos Place is a clean-lined, contemporary commercial tower offering highly flexible floor spaces, views to the river, mountain and city skyline, and high levels of amenity. The centrally located building is already fully leased.
Features include flexible 1100m² floor plates made possible by the side core design. The ground floor forms the North Quarter Laneway for pedestrians, connecting Kurilpa Bridge to Turbot Street, and the building is only 500m from the Queen Street mall.
Santos Place also has a five-level podium car park and 500 bicycle parks, with security cameras and additional amenities such as filtered water fountains, and dedicated locker and changing room facilities.
However, it is in its ecology-conscious make up that the building really shines. Constructed in 40% recycled concrete, and 90% recycled steel, several of the building's features have contributed to Santos Place attracting the 6-Star Green Star Office Design v2 Certified Rating.
A tri-generation system for heating, cooling and power is powered by gas; up to 120,000L of rainwater is harvested annually from the rooftop; a performance facade and high-quality double glazing bring energy savings and limit CO2 emissions; the building's advanced air conditioning includes four zones and units per floor, with swirl diffusers for more efficient delivery; and water use is minimised, with all showers, taps, and urinals having a 5-Star+ rating.
Other advantages for occupants include high-frequency ballasts for comfortable, non-flicker lighting; contained office noise levels; interior construction using low-VOC paints, adhesives and sealants and peak energy-demand reduction.
